You get in touch with us, or you are referred to us. We will send you a welcome message and invite you to book an initial chat.

Initial Chat

We have a friendly conversation to understand what you are looking to do. We will talk about your plans, your income, your deposit, your budget, any concerns, and what may be possible.

Initial Research

Once we have the basic information, we carry out initial mortgage research. This helps us give you a clearer idea of potential borrowing, likely monthly payments, and which lenders may be worth considering.

Documents and Decision in Principle

We will ask you to upload the documents we need through the client portal. Once we have checked everything, we can complete a Decision in Principle. This is not a full mortgage application, but it helps confirm whether a lender is likely to consider the mortgage and can be useful when viewing properties or making an offer.

Offer Accepted and Recommendation

Once your offer has been accepted, we carry out full mortgage, protection and insurance research. We will also help with solicitor quotes if needed. We then talk you through our recommendation, explain the costs, and answer any questions before anything is submitted.

Application Submitted

When you are happy to proceed, we submit the mortgage application. We will also provide your suitability report and introduce the admin team, who help keep everything moving between the lender, solicitor, estate agent and you.

Mortgage Offer, Legal Work and Completion

Once the mortgage offer is issued, we let you know and continue to support clear while the legal work progresses. We keep you updated through to exchange and completion. Before completion, we also make sure any agreed protection or insurance is ready to start at the right time. Then it is time for the best part: completion, keys, and hopefully a very happy client.
